Project Description
The site is located on the west side of Roosevelt Way Northeast at 41st Street in Seattle, Washington. It consists of three parcels and is approximately 1.07 acres in size. The northern portion of the site is vacant, and comprised of a grassy lot, a series of concrete slabs and retaining walls, and a gravel and asphalt parking lot. Most of the southern portion of the site contains a single- and double-story building, with an asphalt parking lot located in the southwest property corner. RGI understands the site is to be developed with a mixed-use building with 5 levels of residential units above 2 levels of commercial units at grade, over 2 levels of below grade parking.
Scope of Work
Review of previous environmental reports; public utility locate; geophysical survey for potential underground storage tanks (USTs); exploratory borings to access subsurface conditions; collect samples for laboratory analysis; comparison of sample results with applicable government cleanup levels; comprehensive summary of results and cleanup recommendations; enrollment into the Washington State Department of Ecology’s Voluntary Cleanup Program; preparation of cleanup action work plan; oversight of excavation and cleanup activities including field screening samples; coordinate removal and decommissioning of nine USTs; installation of groundwater monitoring wells; analysis of groundwater flow direction; analysis of off-Property impacts; evaluation of vapor intrusion risks; written summary of all activity and recommendations; quarterly groundwater monitoring; estimate extent of soil and groundwater contamination impacts; evaluation of various cleanup action alternatives including cost analysis and long-term effectiveness; contaminated soil assessment and oversight of disposal; entry of data into Washington State Department of Ecology’s Environmental Information Management database; review of geologic maps; construction feasibility recommendation; review of seismic and other geologic hazards; erosion and sediment control recommendations; shoring, structural fill, foundation design, and retaining wall design recommendations; soil corrosivity testing.
