Project Description
The Site consists of a 0.59-acre tax parcel of land and includes an approximately 11,760-square-foot retail building with partial basement. The first known development of the Site was the construction of the majority of the existing retail building in 1909. Additions to the Site’s retail building were performed in the late 1950s and early 1960s. The Site’s retail building has been utilized as office and retail tenant spaces since its construction. Tenants of the Site’s building have included but are not limited to: a pharmacy, hardware stores, grocery stores, book stores, a tailor, a bakery, a laundry and dry cleaning equipment dealer, a jeweler, janitorial services (office and general storage), Emerald City Chemicals (offices), a beauty shop, and a pizza restaurant.
Scope of Work
Review of state and federal databases, historical records, and agency files; site reconnaissance; summary of potential environmental concerns; geophysical survey for potential underground heating oil storage tanks; exploratory borings to access subsurface conditions; collect samples for laboratory analysis; comparison of sample results with applicable government cleanup levels; comprehensive summary of results; follow-up arsenic soil sampling and analysis; review of geologic maps; construction feasibility recommendation; review of seismic and other geologic hazards; erosion and sediment control recommendations; shoring, structural fill, foundation design, and retaining wall design recommendations; soil corrosivity testing; review of shoring wall plans, civil plan sheets, and structural plan sheets; continuous monitoring of all activities related to maintaining stable soil conditions during and after construction.
